Polus Space is a continuously evolving multifunctional center, offering approximately 7,700 sqm of flexible and modular spaces primarily used by companies and offices of various sizes. Located in Balerna, close to the motorway exit and just a few kilometers from Lugano, the complex represents an important hub for the entire region and has been the subject of numerous interventions over the years aimed at the comprehensive redevelopment and modernization of both its spaces and building systems.

For this property, Encotech SA acted as Project Manager and General Construction Manager, supporting Polus SA in the execution of the following works: the upgrade of the sprinkler system to comply with the latest fire safety regulations, the refurbishment of three roofs, the installation of a photovoltaic system across all roof surfaces, the implementation of a centralized air-conditioning system serving all indoor spaces, and the renovation and structural reinforcement of the covered entrance area.

The works were carefully planned and carried out to ensure the uninterrupted operation of the center at all times, maintaining full accessibility to offices and leased spaces throughout the construction phases. Encotech coordinated designers, consultants, and contractors within a single master program, providing the ownership with a key point of reference and a single contact throughout the entire process.
